Chris Wood

Chris has over 20 years’ experience as a senior social housing leader with extensive experience in repairs, property services, transformation, and turnaround across housing associations, local authorities, ALMOs, and contractors.
He specialises in improving customer experience, reducing repairs backlogs, mobilising services, and building high-performing teams that deliver practical, sustainable change.
Chris has led major improvement programmes covering repairs, voids, damp and mould, disrepair, compliance, and customer service, helping organisations redesign target operating models and improve customer service delivery through every part of the customer journey.
Known within the sector for his collaborative and hands-on approach, he brings very strong experience in consulting and interim leadership, service mobilisation, and driving measurable results in complex housing environments.
Chris completed his MBA at Bradford University School of Management.

Tracey Gray

Tracey is a highly experienced executive housing professional and consultant with more than 20 years of leadership across social housing, asset management, customer services, governance, and operational transformation. She has worked across housing associations, local authorities, and for-profit organisations, leading high-profile housing and neighbourhood services, strengthening governance, improving operational performance, and delivering complex organisational change.

She brings extensive expertise across housing management, asset management, repairs and maintenance, building safety, complaints, customer experience, compliance, regulatory assurance, and organisational integration. Tracey is typically engaged by organisations requiring experienced executive leadership, service stabilisation, operational improvement, and support through periods of transformation, growth, or challenge.

Known for her calm and decisive leadership style, Tracey combines strategic oversight with a practical and commercially focused approach. She is recognised for building trusted relationships with boards and leadership teams, identifying organisational priorities quickly, and delivering clear improvement plans that create sustainable outcomes for residents, colleagues, and organisations.

Peter Hall

Peter is a CIH and RICS professionally qualified interim, non-executive director, and consultant with an extensive track record from 30 years of working across the housing sector of improving operational performance & customer satisfaction while also delivering positive regulatory outcomes and results.
He began his housing career working in customer service and progressed to being an MD for an LSVT and then Chief Operating Officer for a large Housing Association before embarking on a consultancy and interim career.
Peter has since established himself as a trusted strategic advisor, consultant and Interim Executive across all areas of service and governance, with a genuine passion for putting customer experience and satisfaction front and centre of strategy and service delivery. He also serves on the board of BCP Homes and is a former chair of Amber Housing – a specialist supported housing provider.

Mike Squires

His consultancy assignments have delivered significant cost savings, lower work in progress, improved productivity, and stronger leadership capability within frontline and management teams. Combining deep operational knowledge with a practical, hands-on style, he quickly identifies priorities, creates clear improvement plans, and works with leaders to turn strategy into sustained service improvement.

Steve Wilson

A dynamic and results-driven leader with over 30 years of senior executive experience across the UK’s social housing landscape, including Housing Associations, Local Authorities, ALMOs, and PLC contractors. Renowned for a natural ability to inspire, mobilise, and lead high-performing teams, Steve combines strategic vision with operational rigour to deliver sustainable transformation and long-term value.

Holding an MSc in Construction Management, he has held multiple Director-level roles and served as Regional Director for two major PLCs, driving excellence in service delivery, compliance, and governance. 

His leadership has steered complex change programmes, enhanced regulatory frameworks, and embedded resilient performance cultures within some of the sector’s most challenging environments. Steve continues to advise boards, executive teams, and operational leaders on policy, strategy, and performance bringing clarity, confidence, and a deep understanding of sector dynamics to every engagement.

Brian Burton

Brian is a property services specialist with over 30 years’ experience supporting local authorities, housing associations and contractors. Having worked on both the client and contractor side of the sector, he brings a rare dual perspective on how to deliver high-performing services that balance customer satisfaction, value for money and commercial sustainability. As an associate consultant, he supports housing providers and local authorities to develop large, multi-disciplined teams and shape strategy.
Brian specialises in diagnosing complex operational situations and producing practical strategies for turnaround and continuous improvement. His work spans asset management plans and strategies, policy and procedure review and creation, repairs and voids, and the mobilisation and demobilisation of major contracts. He has a strong track record of insourcing services into wholly owned and in-house delivery models, designing robust operating structures, pricing models and KPIs, achieving 100% compliance across critical workstreams, and unlocking substantial savings while improving performance and resident satisfaction.
Across every project, Brian combines strategic thinking with genuine hands-on delivery, working with diverse, multi-disciplinary teams and delivering winning results. Brian has a strong commitment to upskilling in-house staff, and a focus on leaving organisations stronger, more compliant and better equipped to serve their residents long after his work is done.

Paul Cook

Paul is an experienced building safety, compliance and asset management professional with a strong track record of supporting local authorities and housing providers through complex operational and regulatory challenges. With over 20 years’ experience across housing, facilities management, health and safety, and organisational transformation, he has successfully led compliance improvement programmes, service restructures, contractor transitions and large-scale change initiatives within the public sector.

He brings a practical, collaborative approach to problem solving, combining technical expertise with a clear understanding of the challenges facing social housing providers. Having worked closely with residents, senior leaders, regulators, contractors and elected members, Paul is known for building positive relationships, providing pragmatic advice and delivering sustainable improvements that enhance safety, compliance and service performance.

As an Associate Consultant, Paul offers extensive experience in building safety, compliance assurance, risk management, service transformation and procurement, helping organisations strengthen governance, improve outcomes for residents and navigate an increasingly complex regulatory environment.

Mark Waterhouse

Mark has over 25 years’ experience as a Senior Executive in operational, strategic and transformational leadership roles, predominantly with Tier 1 national contractors specialising in social housing repairs and maintenance, facilities management, asset services, and construction.

His extensive Housing sector expertise spans both directly delivered and outsourced service models, with full P&L accountability for portfolios exceeding £140m and leadership of large, unionised workforces and complex supply chains.

Marks career experience is rooted in regulated, high-risk environments, with a strong track record of delivering successful change and improvement programmes focussed on service recovery, mobilisation, commercial and operational performance, strengthening governance, building positive cultures, maximising productivity and compliance. He has significant experience working with local authorities, ALMO’s, housing associations, and public sector stakeholders, acting as a bridge between boards, executive leadership teams and front-line operations. Mark Completed his MBA in Strategic Leadership at the Sheffield Business School and is a Member of CIOB.

Steven Higginbottom

Steven is the UK’s leading estate services specialist in social housing, bringing 30 years’ experience of transforming services, strengthening contracts and improving outcomes for residents.

Steven works with housing providers across the UK and the Republic of Ireland. He undertakes service reviews and feasibility studies, supports procurement and mobilisation, and helps organisations improve contract management, performance, value for money and satisfaction.

His expertise spans grounds maintenance, cleaning, arboriculture, pest control, winter services and the wider estate services. He advises organisations on the development, transformation and optimisation of direct labour organisations, combining strategic insight with a practical understanding of delivery.

Before moving into consultancy, Steven founded and built one of the housing sector’s largest specialist grounds maintenance businesses, growing and exiting the company. This gives him a client and contractor perspective. He also designs and delivers training for everyone from boards and senior leaders to supervisors and frontline operatives.

Deborah Evans

Deborah is an experienced transformation, governance and operational improvement leader with a strong track record across housing, property, local authority-owned and not-for-profit organisations. She helps organisations improve performance, strengthen compliance and deliver better customer outcomes through service redesign, operating model development, governance frameworks and organisational assurance.

Deborah has led major programmes across customer services, compliance, audit and assurance, contract management, risk management and digital transformation. Her work has delivered sustainable improvements in organisational performance, accountability and control.  Recognised for her collaborative and pragmatic approach, Deborah is highly experienced in leading complex organisational change and service transformation. She works closely with Boards and Executive teams to reduce risk, drive efficiency and build confidence in organisational governance and delivery. Deborah holds an MSc in Surveying (Real Estate) from the University of Reading.

Andy Cuthbert

Andy is a highly capable, proactive, resourceful, property services professional with a proven record of success in mobilising, motivating, leading and managing teams that meet and exceed expectations. He has a track record over 30 years of managing business and operational risk, delivering transformation and service improvement programmes, operational change initiatives, systems implementation and data analytics.
Starting at the current state, and working with colleagues to design a target operating model that meets the needs and resources of the organisation he has consistently delivered service improvements and cost savings for numerous clients.
Meaningful customer engagement is very important to him, ensuring that bespoke processes and involvement are enshrined in contracts, and he brings strong management skills to challenging environments.

Fiona Endersby

Fiona has worked as a senior leader and transformation expert for more than 20 years. Her roles have included board level positions as CPO as well as trusted advisor to Chief Executives and other C-suite leaders. She has extensive experience of leading organisational change and systems reform both in the social housing sector and local authorities, as well as delivering high value transformation in higher education and the third sector.

Fiona has led complex change and organisation development programmes, including insourcing housing providers, TUPE transfers and restructures. She focuses on ensuring that the voice of the customer is influential in every change programme she has led. Fiona has partnered with organisations to deliver end to end sustainable service transformation and has led high profile and complex workforce development and redesign, including delivery of new operating models and organisation design that have both improved service outcomes and returned cost savings. 

 

Fiona has a deep interest in human capital which is reflected in her coaching and organisational development practice. She is a trusted coach and mentor, holding an MA from Oxford Brookes University. As a coach Fiona specialises in working with leaders in isolated roles and people who are at a crossroads in their working life.

Tom Way

Strategic organisational designer and transformation leader with deep expertise diagnosing systemic issues and designing integrated interventions across strategy, operations, governance, customer experience and organisational performance. Over 12 years’ experience shaping corporate strategy, redesigning operating models, and leading complex service reviews across major UK housing associations.

Combines executive-level strategic thinking with consulting-grade analytical rigour and interim-style delivery pace. Adept at entering ambiguous environments, rapidly identifying the underlying dynamics at play, and designing solutions that address structural, cultural,
process, policy, capability and technology factors in a coherent and actionable way.

Mark Burns

Mark has over 20 years’ experience as a senior housing leader and lead consultant, with an extensive track record in strategic housing, housing management, asset management, housing options, sheltered housing, and large-scale estate regeneration across local authorities and social landlords.
He specialises in developing forward-thinking housing strategies, modernising property and maintenance policies, and optimising service delivery to dramatically reduce costs and maximise customer satisfaction while keeping tenants at the heart of change.
Mark has led major, high-value transformation programmes in the housing sector, including saving a local authority landlord £73m in capital spend through smarter asset management and securing over £16m in funding for major housing renewal and heritage redevelopments. A recognised authority in systems thinking and lean methodologies, he has also successfully exported these skills to drive significant efficiencies across wider public sector environments, including saving £15m annually in health and social care integration. Known for his collaborative, empathetic, and hands-on approach, he brings deep expertise in managing complex stakeholder environments, driving service integration, whilst building new high-performing services and mentoring talent to Chief Executive level. Mark is a Full Member of the Chartered Institute of Housing (CIH) and a co-author of a published book on team resilience.

Steve Brightwell

Steve brings extensive leadership experience across housing and property, having held senior roles with a range of registered providers, including Hanover, Yorkshire Housing, Circle, and Clarion.

Most recently, he spent eight years with the YMCA as Executive Director of Operations, with responsibility for supported housing, repairs and maintenance, asset management, development, and building safety.

Steve is a values-driven leader who is passionate about placing customers at the centre of service delivery and building high-performing teams.

He has led strategic reviews, building safety compliance audits, development projects, redesigned operating models, and delivered performance turnaround and recovery programmes.

His areas of focus include consumer standards, compliance, board development, risk management and customer insight. Steve has a passion for supported housing having led organisations to be Ofsted ready in order to safely support vulnerable young people.

Steve holds a Postgraduate Diploma in Management and Leadership, alongside qualifications in building, housing, and environmental health. He is also a member of the Development and Sustainability Committee at Saffron Housing Trust.

Keith Erridge

Keith has dedicated over 25 years to delivering and transforming operational services in the social housing sector, building a track record of improving performance, customer outcomes, and commercial efficiency across both in-house and outsourced models.
His career includes 11 years as an Operational Director for a Tier One contractor, overseeing a large portfolio of responsive repairs, voids, and planned maintenance across London and the South of England. In this role, he led large-scale operational teams, managed substantial financial responsibilities, and consistently delivered service improvements while maintaining strong commercial performance.
Throughout his career, Keith has contributed to the development and implementation of innovative service delivery models. This includes serving as Director of a joint venture company established through a strategic partnership between a housing association and a private sector contractor. He also participated in a central government pilot programme evaluating outsourcing and management buyout models between the public and private sectors, subsequently leading a public sector management buyout within a joint venture environment.
In recent years, Keith has operated extensively within the interim leadership market, supporting local authorities and housing associations to transform both direct labour organisations and outsourced service arrangements. His work focuses on driving measurable improvements in operational performance, compliance, customer satisfaction, productivity, and value for money, often within highly challenging environments.

Against a backdrop of increasing regulatory scrutiny and rising expectations on social housing providers, he has developed a reputation for delivering sustainable change through a combination of operational expertise, commercial acumen, innovation, and strong stakeholder engagement. He has built significant experience in working directly with frontline delivery teams, senior leadership groups, and governing bodies to achieve lasting improvements in service quality, resident outcomes, and organisational performance.

David Gleeson

David, is a chartered surveyor with over 25 years of experience across the social housing sector, including asset management, regeneration, planned investment, compliance, business planning, contract mobilisation and delivery.

Specialisms include management of a range of services including R&M, planned investment, consultancy services, contract mobilisation, developing of revised structures and restructuring of services to meet organisational needs.

David has managed investment programmes including whole block/house refurbishment programmes, infill development, regeneration, decarbonisation and development of business plans, all y his very strong technical knowledge.

Meaningful customer engagement is very important to him, ensuring that bespoke processes and involvement are enshrined in contracts, and he brings strong management skills to challenging environments.
